You are in too tight of a spot, need more reserves, I would suggest you be ready to pay 6 months of full carrying costs as well as a few thousand for repairs, especially going into winter in NJ.Worst case the person doesn't pay, you have to evict them, and something breaks or they destroy the unit.

Figure that out, then do your searches.Basic steps are:  Clean spots/areas that need repairs; Do small repairs; Clean entire roof (yes, low pressure wash); Primer first!

(after wholesaling for a while spotting another wholesaler will become too easy, just by things they say, the way they words their ads, and the way they come off)In my team I talk to the sellers and I have a web form of questions I ask them and record.

Make sure you predrill the spot ou are going to fasten and use a drill bit slightly smaller than the screw threads.

I know you can do it yourself but it's always better to pay a couple dollars more to ensure something like this is 100% spot on correct.
