Hello,
I have a few buy and hold in Modesto and Ripon. I have also Wholesaled a handful of homes.
I know this area very well raised and researched to any houses here. Almost know every what
street looks like in the day and night. Modesto has great areas but also has area of high gang and
homeless problems. Not to scare you. I bought one foreclosure with a homeless guy spending
every night in the bushes in the front yard and another breaking in and living in a back unit every
night. Police were not an help with these type of issues. Main expense is cleaning up there messes
and paying for broken windows and doors. But in the front I just removed the cover
bushes they were using. And the back unit, I caught the guy one morning. Offered him
Breakfast and work. A job for a couple weeks. He told me no thank you. Then asked for Drugs
(Meth). Long story short never seen the guy again. My favorite to buy is 3 bed 2 bath. But lately I
have had no luck on finding any great deals to buy and hold. I want great cash flow!! lol
I have a few multi-plex deals I am working on. Seems to have not raised as fast in price as fast as
single family homes in the area. I buy Modesto and Manteca and Ripon. The main guy I wholesale
to loves Manteca. Ripon is by far the best area around here. But cost per square foot is the highest.
Any questions for this area I don't mind answering. If I have a answer. lol
Not sure of your budget but this is good cash flow property. Too high $ for my current people that I
wholesale to. And I don't want to use all my resources in one spot. 617 Tully Rd Modesto 95350.
It is right across from the College. Asking is 1300,000 but talking to them sounds likely they will sell
in the 950000 range. It is all apartment's surrounding and some industrial. So that is not ideal and
unchangeable. It seems to be rented to a lot of bad people. People looked bad, not students, from
what I have seen. But this can be changed over time. The place itself seems maintained from what I
have observed while walking the place. 16 units 1-2 bed units. MLS # 16009479.
