Investing out of the country is possible.

I own several condo rentals across the country in different markets and they help round out my REO. 

Although there is massive demand for long term rentals and rental rates are increasing, it is still extremely difficult/impossible to get cash flows like you can in other areas of the country.

If during your holding period the value of the home jumps you will be okay, but if, as in many parts of the country, you have little to no appreciation you can find yourself in a bind.For instance you want or need to sell, you purchased for 150,000 after 10 years your property is now worth a whopping 155,000. 

We own our house now, and also own a rental property that is across the country (was purchased as our primary, turned to a rental when the housing bubble burst and we decided to move back to WA).That's a little of my story, and what I'm looking to do.

Let people know you have a great network of agents all over the country and can refer them to a great one in their area.  

So now that I've moved clear across the country from the East Coast to the West Coast, I am ready to re-commit.

For publicly available deals, there are a bunch of good websites that take MLS listings all over the country and which you don't need your realtor's help to access.

I was fortunate to start my REI with a turnkey company in Jacksonville that I believe is one of the very best in the country for their ongoing service.

He is moving across the country and thought it would be nice to be able to sell the house and rent it out while he looks for a place where he is going while also recouping his VA entitlement.
