Short answer: you don't need the LLC to do your first deal; get one under your belt and then worry about business structure later.

I made a bunch of money, saved a bunch of money, and got myself mentally comfortable with the idea of "leaving the rat race" to pursue real estate full time.I'm not saying that you should stay in your engineering job for another 10 years, but you should definitely get some investing experience under your belt before you leave.In the meantime, learn to love your job.

Does this seem to be a smart plan for someone just starting off or is this something more advanced (and more expensive) that only makes sense once someone has a sizeable portfolio under their belt? 

Without a lot of deals under my belt I'd have the say - THE NEXT ONE - All the deals we have done have been fairly creative so far however.

And the big question for In-town ATL is IS IT NEAR THE BELT LINE? 

I choose the pink insulation because the blower for it was available.

There is a huge suction device attached to the main ducts near the furnace / AC blower.
