Driving for dollars is always mentioned as it helps you get more of an understanding of the area that you are looking in and will allow you to really understand the neighborhood dynamics.

@Mike CumbieYes this is basically what I'm learning in this third day of preliminary negotiations with this one particular bank. 

It would take a week or two to drive to any spot do the whole look around and drive back with a complete report on the property. 

Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from  you and can clearly communicate any issues that may arise.

I'm left scratching my head at the lack of basic arithmetic skills of the average posted who wants to retire by cash flowing the $100-150 from their 10-20 properties.

Have a lot of driving to do this weekend.

You can certainly find good PMs in Columbus - and I would and do recommend my guys all day - but their time is valuable: asking them to drive out there for maintenance, showings, etc will either be a rejected ask or come with a $$expense for their time and gas that quickly scuttles deal economics2.
