While I can see how having some POH's isn't the end of the world, especially if you have a solid plan to transition to TOH's over time, for someone with no "experience" and not a ton of startup capital, my major concern is being able to get financing if I can't secure a seller carried note.

They should be able to send you an address of a rental they own.2) If they plan on sharing a BP Calculator sheet for each and every property they send you.

My wife and I are getting close to entering the real estate market as investors, we live in Canada but are planning on entering into the US market.

If you want to go down the STR road, I'd suggest making sure the property pencils as an MTR/LTR as a back plan.

We're occupying the house and plan to keep the property for 5-6y, after which we would either move and hold it or sell it.

I plan to continue self-managing this property from afar.

Unless you plan to never deal with tenants (PM skills are very valuable) it will be an eye opener for you.

I plan to purchase a few more this year.
