highlight_post=4202298&page=1#p4202298I'd assume that rents would rise, evictions would rise (because landlords would be punished by code complaints that are caused by tenants - which the vast majority of those in Memphis are), and there would be higher vacancy rates/times because of increased rent/deposits.We had a meeting with government officials last week and they couldn't tell us any of this info and pretty much just said that this was the new "best practice" and "other cities were doing it".

.$57,600 was...or is it $57,700....800...900....you get the point, that either was or wasn't your max.My suggestion is 1) make your escalator more substantial like $250-500 increments, its a more tangible increase to the seller, and also you're less likely to feel like you lost over a small balance. 2) be better prepared to offer on the spot whether being pre-authorized to offer by your wife, or having a initial convo with her before you go so that you can then call her at the property and 'confirm' her approval.

The other version treats it more like a note where official transfer doesn't take place until the note is paid, here she could evict you instead of foreclose, since you do not own the property yet you are legally treated more like tenant than an owner, but I think this prevents the due on sale clause since a sell hasn't fully taken place.
