This ultimately will fall on you if they cannot afford the rent and ask for extensions, which I believe will happen if the first payment that is coming from the perspective tenant is a credit card payment.

Ultimately, the reliance on any single segment of the market leaves you at increased risk in any kind of investment.

And ultimately if the deal is going to fail on the back of 2% or so they agent will likely work it out with the seller.

The seller ultimately makes the decision.Here in Massachusetts and New Hampshire, no right of buyer or his agent to be present at the delivery of an offer is conferred on the buyer.
