I'd just go basic on the heating/air unit and have someone pick you up a decent commercial unit (something that would be installed at apts like Concord brand) at Washer Specialites near downtown or one of the supply houses in town or someone who can even sell you a used compressor for outside, and all new stuff inside etc.

I agree with you to pick our battles with tenants and agree even more that he should get rid of this entitled tenant asap; this is probably not the only problem he's had with her and we know for sure it won't be the last.

I usually check on the costs of an 8-yard dumpster and divide it by the number of dumpsters and the times it is picked up in a month so I can get the cost  of one pick up for that dumpster.

They have a vested interest in an investor picking up the house in order to fix it though because anyone doing their due diligence is going to buy accordingly...anyone who doesn't do their do diligence is going to be in for one heck of a surprise and then likely end up foreclosing or short selling again anyway.
