Reason i'm asking is if I pay all cash, I can get 80/20 Cash out Refi with no seasoning in a commercial aspect through my business but if done on a personal basis, that seasoning of 6-12 Months follows Fannie and Freddie's guidelines.Has anyone else done this before? 

This property will have some issues as the current tenant has been served an eviction notice once already!

NO on both requests, and if that makes you not want to stay give proper notice and get the H out. 

I have the down payment + reserves but the bank won’t work with me because I currently have no income ( I gave my job 2 weeks notice but I know it won’t close in time to make that work).Any suggestions on how to still buy the property without having verified income?

Notice I made no mention of a dining room to eat in. 

I looked at the Fannie Mae guidelines but there is nothing which covers this scenario.
