I was driving me nuts!

Your numbers look like solid positive cash flow to me.I invest out of state, friends and family think I'm nuts but I'm confident in what I am doing.

Thanks for the warm welcomes everyone,Jerry W, I've only gone all in on the first hand once, but I did have the nut flush and there were no pairs on the board so...Jeff S, Eventually I would like to buy and hold, but I see myself rehabbing 10 or 20 properties between buy and holds so that I can buy them cash.I just started working with my first RE agent last week, and I plan on meeting at least 2 more very soon.

Now, we get nothing, a few inches and they go nuts. :)

Rents would have to be low.Or you could custom market to the health nuts.

I thought my dad and grandpa were both nuts when I was younger and trying to convince them that buying myself a house would be a great investment and they kept trying to convince me I was wrong.

Even though I've been in real estate sales the past two years, I really haven't learned the nuts and bolts of sales, and that's what Cardone U provides, among other things.

@Russell Brazil and @Jacob Sampson both hit on an important point which is what defines market/retail.
