I would love to hear some stories or areas that were challenges for those who rehab or flip houses.

I think the biggest negative right now is the amount rentals in the area as the investor focus has moved to this area now.

hello awesome BPsI have been looking into the investment properties off of the MLS and that has been a real challenge for the past 9 months to make a cash flow with different scenarios including sublets - there are a couple of regulations in this area also.I am looking into the market of Montgomery county MD.

For context, I'm from Middlesex county but for SFH flips in Mercer, Camden, and Burlington County around the Philly and Trenton area.

Suggest treating the areas and possibly installing sister boards to firm up the beams.

If there are owner occupants primarily buying in the area, what would it be worth to them as is or renovated? 

There was some burnt areas on s bedroom carpet.
