Vacant is key- they have to size up rooms, not the persons belongings.And depending on the circumstances- in your case they were leaving on a happy note- lets consider someone who isnt paying and wont leave.

I recommend giving the tenant more than a month heads up (2 or 3 is better)Since it's month to month, you wont need them to sign and return back the agreement (at least here in california).

If you really can't afford it due to bills, play the American game, bankruptcy, suffer for three years and move on, you can flip contracts without credit, use hard money lenders, maybe some seller financing if you must trash your credit.I don't see an excuse for being there, except the fear of getting out.
