The forbearance is going to destroy some investors and homeowners in two ways.  

If the dishwasher "breaks" and the tenant doesn't want to hire a plumber because they're so expensive, so they decide to "fix" it themselves and it destroys your subfloor and cabinets? 

If no pressure, I wont be surprised if it prolongs to year or more.

I am an out of state investor and wont be able to travel to the location to assess myself. 

I would look at just better area's Ontario is okay but Alta Loma or even further in by rancho cucamonga brings higher rents.Most house Hacking situations wont pay the full mortgage but they will pay more than half.

However, even if the deadline is not extended, evictions are traditionally slow in San Diego, the courts will likely be hesitant to evict tenants at this time especially ones without cause (i.e. he is not destroying the property), and there is likely to be a large backlog of evictions. 

Passaic has okay parts,the rest are D areas and most wont touch like George said.

I have to believe there are certain individuals that want to destroy our economy to increase their power or line their pockets.
