I would look at just better area's Ontario is okay but Alta Loma or even further in by rancho cucamonga brings higher rents.Most house Hacking situations wont pay the full mortgage but they will pay more than half.

However, even if the deadline is not extended, evictions are traditionally slow in San Diego, the courts will likely be hesitant to evict tenants at this time especially ones without cause (i.e. he is not destroying the property), and there is likely to be a large backlog of evictions.
