Tenant Troubles and COVID-19 in San Diego

Hi all, 

I bought a house at the beginning of the year in San Diego with tenants already in the front of the house and I moved into the back side of the home. Attached, but separate entry.. think like a garage turned into a large room. 

Anyways, I plan to remodel their section of the house and move in family. Then ADU the back half. I have given them all over 60 days notice to vacate - verbal and written in emails. After the first 30 days and sensing lack of movement, I got a template from a ezlandlordforms and sent that to them as well. Just to show them the seriousness. All said and done it'll be about 65 days since I first wrote them a notice to leave.

Three of the four are looking for a new place together and making movement. I checked in with the fourth one and he told me I couldn't make him move during this "Corona virus time."

 I'm trying to weigh out my options and came here to look for advice and attorney references. I'll do my best to work with him, but I would like to gain my home back with minimal effort.

We have actually paid our tenants to move out. We told them that it would be hard to find a nice place with an eviction and it was in everybody's best interest for them to find another place. 

To make it easier for them to agree, we gave them their deposit back, which was pretty low and wouldn't be enough for a new place. We also added another 1.5k or something like that to help them with their new deposit. They would get the extra $$ only if they moved out on the date we needed them to. It worked, and everybody felt OK about the deal.
