I've been doing my due diligence watching YouTube Videos and figuring out who is the best person or place beside Bigger Pockets to start learning about Wholesaling, Flipping, etc... 

I’ve watched several webinars and YouTube videos but nothing has really hit home for me yet.

As in, since they don't pay them and have responsibility in watching costs, what stops a tenant from running the heat with the windows open?

But after watching many videos, I came across one specific video of someone playing the devil’s advocate: he was saying how no one talks about the possibility of your property value dropping below the “after renovation Value” and having your lender ask you for the difference?

@Connor RileyI've been watching TV court cases, plenty of them involving tenants leaving with damages.

They watch a video and assume they can do it for other people.

I was basically living for free and watching my property gain value by the day.

But for all of you,  ALL of you, asking such questions, you are not ready yet... and it has nothing to do with watching more podcasts or following more smelly YouTube influencers.
