I am an investor, not a realtor, so I wanted to focus my time there.

I’ve experienced the same thing and have focus all investments out of state.

While I'm not a lawyer, and I know that's the focus of your questions, but I have other concerns about this situation:How long it's been going on?

I'd focus more on buying in the right area and making sure you buy right.

I am focusing on multi-family homes at the moment.

If you focused on acquiring SFR's initially and then step up to small MFR's after you have worked out the kinks, that would be likely easier and safer. 

I'm curious if you have any advice on focusing my attention to another market; do you think it's too difficult for a beginner?

Interview a bunch of different contractors so you get the feel for what the contractors in your area generally focus on.
