@JD Martin  I never said anyone else's opinion was invalid and I appreciate points of view from all sides but what I hate to see is when everyone tries to poo poo someone's idea and dissuade them from achieving their dreams.

I am wanting to know what sort of cabinet styles and finishes last the longest and would give me the most bang for the buck and an idea about flooring. 

So realize, I suspect it will be a long time before you achieve positive cash flow in Carlsbad. 

If you are trying to achieve financial independence and create generational wealth, the more leverage you have, the better (in my opinion of course).
