I didn't notice any low spots where excessive moisture could be accumulating or any big trees in that area (roots issue), so I'm guessing it could be a compaction issue.

There are plenty of spots that make sense.

Understanding that bad things sometimes happen to good people, Im sure youve weighed helping out an otherwise good tenant thru a rough spot vs. evicting and getting a new tenant who could end up as bad or worse?

Even when not required we try to get a few in ungrounded houses... originally to cover the kitchen and bath but anymore, people have so many electronics we try to get a protected circuit in the living room as well.
