Tenants are always going to push your limits, get used to itLousy tenants will do it more so, if you bought a 4-plex in Vegas it's almost assuredly a D class property and these tenant headaches are a guaranteeyou're fine though, new landlords always overestimate how smooth things will run.

Our research shows that a smooth running property with no turnover, a couple work orders per year, & quality tenant in a class A or B investment will still take a self managing landlord 18-22 hours per year. 

If you give me a bid and then upcharge along the way, don't I have the right to renegotiate the price down along the way if things are going smoothly?

The people running the scam had a nice office and smooth pitch.

Keep in mind that the floor needs to be smooth before placement.
