He cashflows approximately the same, around $1k per month.Also, during this time, I had done ZERO evictions, no burglaries, no loss of rent due to vacancy turn overs, etc.Steve, on the other hand, had a LOT of activities including a lot of evictions.The difference in the Evictions between Steve and myself, IMO, is that I'm able to pull a Credit Report and only Accept very high Credit (usually over 700 FICO scores), while Credit Scores became useless for Steve as about all of the candidates who lived in the area and applied had low credit scores.It might be good to think about what will happen for Steve and myself in the next 10 years.One thing I can say, however, Steve had to move out of NYC.

As a borrower mine would be, 1) upfront fee (and whether or not it's refundable and in what circumstances), 2) that i'm not giving sensitive information to a suspect party, 3) that we actually close and my time isn't wasted, 4) that I understand all the terms and conditions of underwriting and the Mortgage/Deed of Trust and Note, 5) Costs to close, and 6) in the lender's experience what are some things that can kill a loan (appraisal coming in at a certain % lower than projected, credit score falling to a certain number, etc etc).

You should still be able to get funding with a minimum score of 680 and find a good deal.

(I know, super late to be posting, but I don’t care.)It’s been several weeks since I’ve last posted, so I wanted to update and also see where everyone else is on/in their journey.Again, I am recently separated veteran from the military due to injury, and now receive full benefits and am in the process of getting ready to invest my first multifamily property.I am currently going through the pre-approval process, my credit score has improved tremendously, and focused on growing my transportation technology startup as I’ve just been accepted into an Incubator program for startups.I am looking at duplexes currently, and still have been engaged in networking/building relationships and educating myself with books and podcasts.It has been one hell of a year (not in a great way at the start of it), but I’m looking forward to 2023.

Hence gift cards for book stores, movies, spas, restaurants, electronics stores etc. all score highly while gift cards for grocery stores, hardware stores or mass merchandisers such as Wal-Mart would have less of an effect.

I have the credit score, I have the down-payment (considering doing a helco to access more for a multifamily).
