The agent recommended I talk with my current agency and get the renewal adjusted to reflect the property was occupied.I took the advice and reach out to Goosehead (my current agency).

Anyone have recommendations for a contractor they have had a positive experience with in the Indianapolis area?

If you don't have a lot of experience cold calling or managing a team, I would recommend using one of the companies that already have a training program, they will hire and manage the VA's for you for a small per hour fee, well worth it. 

Next time I will sub out more of the work... though I still love to paint and so some of the minor work:)Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I agree with @Jonathan Greene that it may not be worth the hassle if this is the only time you're going to do a direct booking, but I would recommend trying to get more direct bookings.

The numbers are good so we just want to make it happen, our attorney is not a fan of the creative financing structure and flat-out stated she would never recommend anyone buy any property subject-to.
