@Jay Hinrichs Very true...I think that's one self-critique I'd have as well in that I prob don't spend enough time thinking about things from the other party's perspective (see impatience above) or trying to figure out what is most valuable to them.

Sellers who have bought or sold a house recognize it and feel more comfortable signing it; attorneys deal with them every day so they prefer it be written on that contract; and your end buyer who in an investor will recognize and know that contract.

James your post is a tad misleading unless people recognize this:no EMD, until after they have accepted my offer, after I have had the property inspected, verified all numbers, and decided to go ahead.
