The part about the contract is particularly relevant, in that a contract is really about solidifying what is acceptable to both parties; sure, most tend to favor one or the other, but the bottom line is that both must agree to it, or it is non-binding.One issue with our situation is that he did a lot of work; the problem is, he was set to do the more expensive work (hvac, some more electrical, appliances, etc) last, so the final draws were still rather high, but they had to be bulk draws because you can't parcel out portions of an hvac system or things of that nature.

It's good business to be a community player and to help out at times of natural disaster.

(It's natural - same property, same market.)

@Alex Vidal If you're looking for conventional/conforming 30yr fixed rate financing on the back side, all lenders I've ever seen want a "natural person" or "individual" as a borrower - not an entity, like an LLC.

I would consider doing this, but for higher rent, since management and maintenance may be increased.In Texas you don't have to disclose natural deaths in a home.

However, I totally understand the transient nature of life.

It sure is easy to vent when things go wrong but we often do not give people credit when they do the right things...human nature I guess.
