I was hoping to get all the documents needed to do a subject 2 deal . 

As a newer investor my hope is to connect with other investors, Real Estate professionals and learn as much as I can while growing my business. 

If cap rates rise by 50 basis points or 100 basis points, the IRR will go down to zero - and the passive investor will LOSE money!

In short, the best savers and investors will lose most.With that said, are there any investors or real estate professionals that would or have settled real estate transactions in alternative assets such as Bitcoin or Gold? 

Hopefully this gives someone the information or inspiration they need to make a decision and go for it.

So, when done properly who loses?
