Real estate will always be about jobs.Denver and Silicon Valley has such good appreciation due to the the healthy job market.

All of my properties are not leveraged, and I maintain a healthy level of reserves, and I have a "day" job besides, so I'm probably a little less aggressive on rent levels, as I prefer easy, low-maintenance tenants to getting a few extra bucks and dealing with PITA tenants. 

I have to smile when I get on the MLS and see an agent say "great investment opportunity" when their listing would generate a 1%, or even negative, return.

Mom passed away last year and I know she is smiling down from heaven that her home was nominated for this award.

Jones, would you pay top dollar for this carpet that has been here for the past 15yrs" and when they smile and say of course not then we ask " so, how much would you pay for it"I guess what I'm trying to say, and please don't take this the wrong way, but every FSBO thinks their house is worth an unrealistic number.
