If you roll $60k in closing costs (~7%, totally arbitrary) into the loan amount, that will take cash flow down to ~$700 a month.If you can get the current owner to agree to make the necessary repairs per inspection, then it sounds like a very exciting deal.

I know of some portfolio lenders/small local banks in South Carolina that would agree to this as long as the total debt service (1st and 2nd mortgages) is still above a 1.25.

The franchisor does not want residential real estate transaction run through the brand and I agree with that philosophy.However, I personally invest in residential rental properties and know I can easily grow a separate company that will handle residential real estate brokerage transactions and residential management assignments.
