@Chris Sukala, umm, after the first check bounced, you should accept only certified funds, and if not paid within say, 3 days, eviction should have started.  

All of this should be negotiated before an offer is accepted. 

That is, you can’t use more than 10% of your net worth exclusive of your home and possessions, per loan.

Jarrod, Feel free to shoot me an email or PM and I can make an intro to a couple lenders and a loan broker...we deal exclusively with out of state clients and in-state lenders...never had an issue getting funding for a deal for an out-of-state buyer...@?

They’ll be in every one of our welcome packages going forward.Regarding spare floors, I have a few planks that might replace the bathroom, but that’s about it... still deciding what we’re going to do... new tenants seem to be accepting of it, and frankly told us they just don’t want it to hinder THEIR deposit.

You have to be careful not to give deposits for funding apporval; that is mostly likely a scam.Reasonable costs for appraisals, property inspections are acceptable.  

Fast forward a few weeks, we found a great duplex that we were able to get our offer accepted on - we're pretty excited!

Almost none of them have good credit so they accept they have caused the need for the slightly higher deposit.

Accept responsibility to educate yourself!

We are currently in a dilemma because we just found out we had an offer accepted on a house that we really liked, but earlier that same day we found a house that we LOVE and put an offer in on that one too.
