As I've mentioned before, I don't worry about when to sell, no more than I try to time the stock market or the Roulette wheel!

Obviously, it's much more than that, but these equations and formulas already exist, and have been used by countless others to evaluate deals... so there's no need to reinvent the wheel, simply to learn the approach that works and continue with it until you understand it on a deeper level.

That being said, full disclosure, I joined Jake & Gino's Wheel Barrow Profits Academy after interviewing multiple organizations. 

I loved the HostGPO recommendation, but personally haven't been able to wait as long as much of the furniture takes so have sourced from Cort, Amazon, Wayfair and Walmart with great results--I've built a tried a true list of reasonable, attractive, durable and easy to assemble items that I use again and again.

I’d like to create something, laminate it and leave it showing things like no smoking, mow lawn, no parking on grass, follow community noise ordnance etc. but I don’t want to reinvent the wheel! 

@Cody Cunningham If you can, house hacking is the best place to start. 3.5-5% down on a property while reducing your living expenses and getting tax benefits and rental income and "landlording with training wheels" just can't be beat.

I'm looking for something durable but nice looking..

Does anyone have any standard agreements they don't mind sharing so I am do recreate the wheel when setting up terms and contracts? 

I do not like wheeling and dealing like flipping.
