Obviously, it's much more than that, but these equations and formulas already exist, and have been used by countless others to evaluate deals... so there's no need to reinvent the wheel, simply to learn the approach that works and continue with it until you understand it on a deeper level.

I loved the HostGPO recommendation, but personally haven't been able to wait as long as much of the furniture takes so have sourced from Cort, Amazon, Wayfair and Walmart with great results--I've built a tried a true list of reasonable, attractive, durable and easy to assemble items that I use again and again.

@Cody Cunningham If you can, house hacking is the best place to start. 3.5-5% down on a property while reducing your living expenses and getting tax benefits and rental income and "landlording with training wheels" just can't be beat.
