I decided to go FSBO on the A-B and got a contract signed along with all the short sale docs needed.

I'll check for water leaks, vandalism, other maintenance issues.

What I don't get is we have the technology now to deal with oil well leaks on the surface of the land.

Every since I have been looking at this house, there has been a leak at the water inlet into the house.

Their maintenance people are probably closer so they can get there faster (and if you don't think time is of essence, you've never had a plumbing leak!).

The tenant didn't tell me about leaks in the kitchen and bath and now there's damage.

Not sure if that is available to you or not, but it is a nice option that you should check it if available.If you have not dealt wiht them before, they are not tremendously helpful (in my experience) and will not extend any timelines, so be sure that you have all your docs ready and organized and be persistent as heck in getting them on the phone (followups, questions, etc.)Good luck to you on this one.Jeff

Then some time in the future you find a leak or two in YOUR house, and it's traced back to HIS dish.

I requested more docs on each and they were only delivered by the hack agent on the last day before the offer expired.

The types of issues I have had over the last 3 years have been clogged toilet, clogged tub, drippy faucet, broken fridge, broken stove, missing screens, roof leak and busted drain, spray for pests.
