Instead of waiting until we are done with travel therapy, we thought that maybe we would have the opportunity to start investing in the gap between when I graduate in May and when I take my licensing boards in July.

If there is hardwood flooring on the second floor the walls that run in the same direction as the boards in the flooring are likely load bearing. 

I went through the same discussion with my wife but once she realized how cheap our monthly housing cost was she was on board.

Plus, Atlanta is much larger than Charleston and there seems to be more opportunity across the board.

You should seek advice from cross boarded accountant as they should give you the best answer based on your investing needs.
