NY Metro not the same.

I'm finding this forum really really interesting however a lot of this information isn't applicable to NY Metro area where the 50% rule or even say 20% isn't possible and  just won't apply and seems to be more fantasy than reality.   From a lot of the numbers I see, you are lucky to make $100 a month on a $1400 a month rent of an apartment in an area that would appreciate and that isn't in a ghetto.     On a building $1,000,000 4 family which is a low end building in Northern NJ you would be lucky to make $1k a month on a $5k a month mortgage.    Is there any info on this board that isn't geared towards $30k to $75k homes and the such?   Any information applicable to super high density area that just don't conform to the "norms" of Texas, FL and Kansas.
