As a buyer, I usually put 10% down, pay a little under 2/3 of market rent monthly as PI at 6%.

What is good for a realtor is not necessarily good for a home buyer or investor.

I like to work more with listings, but do work with buyers.

I currently don't extra money to invest for that reason, I focus to sell investment rental properties to investors and thru this I will learn and make money than I will start investing myself.I will be dealing with a lot of Foreign CASH buyers that overseas and they will be investing in Miami.

I'd leave it as-is and let the buyer repair it, or have it repaired yourself if it's in the budget.
