How do I figure out an escape clause?

if you can get a purchase agreement, with the seller to locked it up, that will give you time to get your ducks in a roll,  the agreement, should have a few escapes, to protect yourself incase the due diligence, shows major issues. 

My brother and I partner in the real estate investing business and this is our first year and we are working hard to learn as much as we can.

My brother offered me a position to help him in his hvac company where he's involved in commercial real estate renovations.
