I am assuming you are new to RE If so you are not ready for auctions. ( why bother much easier ways to get deals ) Here is why, You need to drive pas the house, you will most likely not get in.

Sometimes it's ambiguous, but even then, why should I bother with the company that has numerous unresolved lawsuits, versus another company that is virtually the same but has none.

If they don't pay after 30 days, then you consider it abandoned, auction off the storage unit, the winning bidder empties it, and you are done.I would not bother with an eviction and I certainly wouldn't ask law enforcement to remove the items.

If it is an easy turn around (let's say just minor painting and cleaning) and you can get another tenant in there easily with a higher rent, I would probably wouldn't bother to charge them with the penalty.
