Hey @Michael Knudsen,I used to live in Pasadena, it's a beautiful place!  

I'd like to say I was some genius who waited for the perfect moment, but it all just sort of happened, my business was growing as the housing market crashed.Fast forward a few years to 2012-2014 and my wife at the time and mother to my two kids decided to sneak around, cheat, and have a baby with another man, then claiming it was mine before using this poor kid as extortion to try to get a windfall settlement and child support.

The rest of my home is a great condition...it's a beautiful home that I take pride in.

@Cayce Baierski - Congrats on the first flip. if you think you are hooked now just wait for the moment you sell it lol... thats alot better!!! 

As for you investment strategy, that's where I am at the moment - almost down to the tee.

You must have a 3 strike policy because after being "consistently late with rent" and bringing a dog in when the lease says no pets, I would have started eviction at that moment.  

What a waste of my time and my realtor's time (on a beautiful Miami Beach Saturday).
