Question: Tigard Multifamily NOI CAP & GRM

Hello BP World!

I am new to the forum and new to the Portland area. I'm buying my first property in the area, and was wondering if there were some folks that are familiar with the area and could help me out on a couple of questions. I have a small multifamily under contract in Tigard (3-4 unit), and am trying to determine it's ARV. There are not an abundance of comps in Tigard.

If you are familiar with the area, can you please chime in on what I should be targeting for comparable NOI CAP rate, GRM, and price per unit in the Tigard area? Anything else I should be looking at to comp a property like this in Tigard?
