People forget that in my opinion and try to looking for automated ways of doing real estate.  

This does two things for me - #1 lets the guest know that I do have a limit on the number of people and that any additional persons need to be approved by me, #2 and it gives me extra leverage if someone shows up with tons more people than they said - i.e. large parties which we do not allow.I have it all automated so when a booking occurs on either platform I send the guest a thank you letting them know they will receive an email with a link to digitally sign our rental agreement.

You've got to have a great tickler system automated!

Also if I have a property do I call them each time or is there a automated way to do this.

People HATE car dealers for making a few hundred bucks but will not bat an eye for the $20,000 they pay a realtor to make a few phone calls/emails and add you to an automated mls feed, sign a premade contract.

If you use one bank, when you log in, you should see all of your bank accounts for each property.In regards to rent collections, if you use a rent collection website like https://Avail.co (that's the one I use), you can specify the Bank Account where your rents are to be deposited.When it comes to paying expenses, all the City (Property Tax, Registration fees, etc.) and Utility expenses (Heating, Electrical, etc.) are automated on each of these County and Utility website.

On average I'd say about 22-25% of my calls actually lead to another person on the line, not a voicemail or automated response.

Unfortunately, I only get back robo calls and text messages with the same introductory robot greeting.
