Recent recommendations from HUD are calling this practice discrimination.Automatically disqualifying them based on their criminal record - which could be decades old, may not ever have resulted in a conviction or jail time, and gives no consideration to their behavior since the arrest - can be a form of discrimination.The reasoning behind this recommendation is that nearly 1/3 of Americans have a criminal record, and a disproportionate amount of those with a record are minorities.

Essentially, this will represent most of the cash we have accumulated (outside of retirement plans) during our adult lives.

For a number of reasons, we feel like it's a good time to invest in the Kelowna real estate market (i.e. single family, condo, townhouse, etc.)Can anybody recommend a real estate agent in the Kelowna area who has experience with foreign investors, ideally American investors?

I've spent most of my adult life living in Bridgeport, CT with only a few school years in Raleigh, NC.

Ironically the only "bad tenant" we had was an adult working woman….all the students were wonderful.
