I know that many of you will point out the dangers of vacancy, going  into negative cashflow, etc, but honestly, we have good jobs and are not terrified by the idea of having to dip into our pockets occasionally if needed (we also don't plan on amassing an "empire", probably no more than a half dozen). i.e.

My ideal client is high net worth to ultra high net worth investors that are individuals (no syndicates).I like dealing with parties that on their own have the ability to purchase without all of these other layers falling perfectly into place.Not saying I occasionally do not work with a syndicate but they are experienced and have a track record.

I see an occasional deal that I pass along to them.

I'm in East Texas that that house would sit on the market for a VERY long time at that price haha$160K around here can get you a nice home on a 10+ ac of land occasionally.

Most of the houses built in 1990 or newer are going to have a price of $150,000+ in those areas but you can occasionally find one for less if you can move quickly.

But if he's basically reliable and completing the jobs when you need them to be done, then I wouldn't be upset at him wanting to start late, especially if it's occasional. 

We would like to see if there are commercial investors here who would like to provide occasional advice when it comes to deal analysis/strategy as we come across more of these properties, and as a result, form win-win situation in which we are able to source better quality deals and our helpful investor, in working with us, will have direct access to these opportunities as they come our way.
