Kansas City suburbs - good areas? - how much to spend on SFR?

All over the map but looking at KC among other places. I like B areas, homes built since 1990 or so, good schools, maybe $100-125k, renting for $1,100-1,400!?  What areas you like in KC for single family rentals as I describe?

For the price range and rents that you want, the Northland would work well, but you would have to be willing to buy homes that are older than 1990.  Most of the houses in your price range in the Northland will have been built between 1940-1980.
