Questions1) Which type of rental units (studio, 2 bed/1 bath, 2 bed/ 2 bath. 3 bed/2 bath ) have most demand and are safe bet with good cash flow?

I am currently compiling a list of items that need to be purchased (primarily looking at Ikea, Amazon and Costco).

To make a silly example, lets say you sell some misc stuff on eBay or Amazon. 

Our tenant was naturally super upset and rightfully so, however, she was understanding and we sent a $200 amazon gift card to keep the relationship on track.

On top of that sometime I even have to text him/her Amazon gift card when he/she told me "thank you for offering me as your buyer agent however you are the 6th person who offers me this" or "I have received probably 120 offers since I listed it without showing the property to anyone yet".

Recently Amazon is locating it HQ2 not far away from us with jobs at salaries of $150K/yr.

And I grabbed a couple repair books off Amazon.

I have used Studio 41 for high end cabinets for flips..for rentals HOBO may be a good choice.

This will have a more significant impact on Wisconsin that Amazon did.

I'm working on rehabbing my first buy and hold property, a SFH home with a 2 car garage I plan to eventually turn into a studio once the house is done and rented.
