That is just pot, not the auxiliary businesses (security, trades, grow stores, etc).

Hi @Chris T.Since I am in the construction industries and personally know a lot of foremen from different trades or very versatile foreman, that is where I go first since I know that they do quality work for the company I am working for. 

The trade-off of course is the greater time you have to invest in the asset and the risk that the property value decreases if there's a market correction or that you mismanage or over-buy the property and end up losing money every month.  

Would it be possible to network with experienced investors and offer my skills/trade as a way to get my foot in the door.

Eventually you will tire of swinging hammers and toiling under the sun/rain all while enjoying that sweet smell of lumber.

Also if there would be a skill or trade I could learn in regards to current events and markets that would be somewhat of an advantage.I’m open to any suggestions here along with any online education modules or books.

Market values for a 4plex will not swing as much as a SFR or Duplex. 

But that really does not happen in our markets as our sub trades are some of the best around..

I am also an insurance agent by trade and we have what we call a "Bermuda Triangle" if you will, for sinkholes it is located in the Valrico/Dover area. 

Also, in Indiana at least, you do not have to be a licensed plumber to do most repair work (trading out like parts.)If you ever get to a point where you feel that you are ready for a property management company... give me a call.
