I know the capital gains tax on investments shorter than 1 year have at least 35%+ tax.I try to tell people to beat the tax with volume, the 1031 exchange program can be a pain with their guidelines and process. 

Does anyone have a process in place for subletting?

That is something that isn't going to be changed.Regarding the cabin, that could be considered a fixed structure.

You should seek a Lender who can provide a formal Certificate of Approval Letter upfront and help Prequalify DSCR properties in advance to simplify the process. 

I've read all the pros and cons with tenants and the process as a whole.

I’m looking to purchase my third single family rental property through my LLC and am not sure how to structure the financing.

I asked how he wanted to structure late fees since there was no language in the contract about that (newbie mistake big time!!).

It is just an empty lot sitting around 3.5 acres…paid 140k and will need a fair share of rehab in order to prep the land for these structures and I guess the zoning of this lot allows us the freedom to build “what we want”.
