So, I did a Goal Seek to get CCR to 15% by changing Purchase price and that value is $132,802.05.Wanted experienced eyes to see if I missed something.

The main goal since I can sit on it is to seek out a motivated mobile home owner in the area and buy their place and move it on there and try and seller finance it and collect lot rent.

As I will continue to seek out deals, I was curious of other creative ways to put my license to good use rather than compete against the big sharks and still have a profitable side career to supplement my day job.  

Is there a penalty for moving out and renting your property in a short time frame?
