If you're going to go the refinance route, I can recommend a mortgage broker that's fast and has good pricing. 

I ended up going the multi-family route, but I'm definitely considering an ADU in the future.

The other route is to be actively involved in your first investment (finding properties, deciding on a market, getting a mortgage, etc.) and enjoy the returns all to yourself.

Does it carry a Prepayment penalty becasue if not I would go the conventional route. 

The cool part is that IF they do not exercise the option, any and all payments are forfeited and you can sell the home again.I highly recommend that you have an attorney draft these agreements for you if you decide to go this route.  

Keep in mind, you can also go the short term rental route for your basement since you live in your home.

I was wondering if anyone has any suggestions of routes to take in order to illicit a response from the owner.

So I decided to go a different route and look for a deal on a cabin, a fixer upper where I could put 10% down get financing and renovate it. 

Like many others, I decided that investing in multi-family would be the best route to get there, and my research showed that the best way to do that would be as a limited partner in a syndication.

I’ll unlikely take to this route but I like to hear what people say.
