Just introducing myself, my name is Dave and I'm a lawyer and broker in NYC, just breaking into the investing side of things, very excited to seek and share information, and to become a productive member of this community.

Yeah I am slightly confused why a guy that has reportedly done so much doesn't have a lender he uses or already have an idea of the kind of  product he can get against land.

Finding a mentor and learning the business is an excellent first step.

@Justin Worsham focus on creating a quality product so do all you can do to make the home beautiful and functional with the permits you need. 

We have a rental house, excellent shape (complete remodel) currently rented out and only have had it a year. 

That said, even though we have an investor relations platform we still use Excel for the majority of the calculations.

We have a wholesaling product with 100% financing so you can do a double close and not need to do an assignment of contract. 

Although I think my template and numbers (excel sheet) are pretty good it still may need some adjustment.
