Just buy a great umbrella policy and have decent liability coverage on your buildings. 

To clarify my research, HOA Liens in MN are prior to all other liens except for a first mortgage, any government tax liens, any liens existing prior to the HOA lien, and/or a master association lien.

Plus, anything under 300 they do not need prior approval so there's a few nuisance charges that are like, 40 bucks, 80 bucks, 120 bucks, etc.

Start over with a new lender (if you're working with a mortgage broker, have her start over with a new lender), two months means enough time for two clean bank statements without any crazy money movement to hit prior to closing.

If she owes you 50 for rent May 1st what is your late fee policy?  

What other information, metrics, etc. am I missing that you would want to know about an area prior to investing there?
