And if I add in all my other expenses to make that one dollar, gas to drive to Vegas, Hotel, food, time, my return on investment shrinks down to nothing.

Most brokers are too lazy to make 3 weeks happen on an FHA loan, but it can CERTAINLY be done...we've done it many times...A good broker who works closely with his/her underwriter and stays on top of the file can certainly get this done if there are no major hold-ups with the buyer's credit, the appraisal, the underwriter stips, etc.We are negotiating one this evening where the buyer wants to close March 18, but I'm pushing for March 11, as I'm confident my broker/lender can get it done in that time frame, even with two appraisals needed.So, make sure you talk to the buyer's broker/lender, and ask lots of questions about when the appraisal(s) will be ordered (right answer -- the day he gets the contract), how long most of their loans spend in underwriting (right answer -- no more than 10 days), how quickly the loan package can be put together once underwriting is through (right answer -- within a few hours), etc.

I wish I had more time and money to DO more, but I am not sure I would feel passionate about RE if I was MANDATED to do it to put food on the table.Also, when I bought my rental and then leased it: there was just this feeling of participating in the stream of life.

Think of other services as offering pricing sort of like a fast food "value meal", but NTN only has a menu where you pay for fries and drink as separate items.Not seeing the actual reports, as you mentoned, is not the way I've done things, so I can't comment on that aspect.
