Your first photo should be the exterior of the home, not the living room. 

The exterior wall paint is now old and flaky.

Thanks @Steven Kleppin Based on initial inspection, it looks like there wouldn't be any work, minus some touch up paint on the exterior.

It has a significant HOA fee, but includes all exterior building maintenance for the property which I really like from a future maintenance time/cost perspective.I am putting 20-25% down.

Eventually I'll also redo the exterior and add a porch.

I am in the process of tracking down the owners.Here are numbers on a couple of vacant houses, I know the cost estimates are high as I have not seen the interiors and exteriors of some indicate some extensive rehab will be required and I'd rather overestimate than underestimate costs.Property 1 (4 bed/2 bath,  1224 sq ft)All brick house, online photos of inside show it has been demo down to studs (neighbor told me someone installed drywall about 3 months ago, but no one has returned since then.)  

It does open the eyes to many sellers of  properties to Consider the world of Creative Financing that they may have been opposed to in the past .

Now if I can get a 48 hour break from the rain so my guys can paint the exterior I'd be a happy camper!

(As opposed the starting move in date).
